Design and construction under one licence
Design is led in-house and construction is delivered by the same team on one contract, under QBCC 15282728. Nobody inherits a drawing they cannot build, and nobody prices a document they had no hand in resolving.
Engineering before excavation
Structural walls, pool shells and anything carrying a surcharge are certified to engineered drawings, with the council approval pathway confirmed at quote stage rather than discovered mid-build.
Drainage treated as structure
Our registered entity is Queensland Landscape & Drainage Group Pty Limited. Falls, subsoil lines and outlets are designed as part of the build, because the drainage is what decides whether the rest of it survives a decade of Queensland summers.
Fixed price from documentation
Every material specified by name, every inclusion stated, every exclusion listed. Variations require written approval before work proceeds. The price stays fixed unless you choose to change it.
Materials chosen for ten years
Travertine, natural stone, porcelain, honed concrete and marine-grade hardware where the exposure justifies it. On the Coast, salt and UV are the test, and the difference between specifications shows up in year three, not at handover.

Director Paul Smith oversees projects personally, with a written site update every Friday by 3pm covering what was completed, what is next, and anything needing your decision.
Builder, not a crew
Why the licence matters
Most of what a high end outdoor project involves is building work. A pool shell is a structure. A retaining wall holding up a driveway is a structure carrying a surcharge. A pavilion is a structure. Drainage that has to move stormwater away from a house is engineering. None of that sits within the scope of a landscaping and maintenance business, which is why those projects end up split across a pool builder, a concreter, a chippy, a plumber and a landscaper, with the client coordinating between them.
We hold a QBCC licence and take the whole scope. That means the levels, the pool, the retaining, the drainage, the paving, the structures, the lighting and the planting are resolved as one design and delivered under one contract. When something needs to change, there is one party to talk to and no gap between trades to argue about.
It also changes the sequence. Because we are involved before the design is locked, the construction reality shapes the drawings rather than fighting them. That is where the budget is genuinely protected.

Four things worth knowing
This tier does not suit every project, and finding that out at the design stage costs everybody money. So, plainly:
- A mandatory paid site inspection Every project begins with a $300 + GST Landscape Inspection. It is non-refundable, and it exists so that costing is built on your actual soil, access and levels rather than an estimate.
- A real design phase Four to eight weeks of design and documentation before a fixed price is possible. Clients arriving with finished architectural drawings move faster.
- We are not the cheapest quote A lower number in this market usually means vaguer scope, thinner documentation or substituted materials. We would rather explain the difference than compete on it.
- We turn down poor fits If the budget and the brief cannot meet, we say so at the inspection instead of designing something nobody can build.

What does luxury landscaping actually mean on the Sunshine Coast?
Operationally, it means the ground work is engineered rather than assumed, the materials are specified to survive salt and UV rather than to photograph well on handover day, and the design and construction sit with one accountable team on a fixed price. Most of what separates tiers in this market is invisible once the project is finished: substrate preparation, drainage, waterproofing and engineering.
What does a high end outdoor project cost here?
It depends far more on your site than on your brief. Access, soil classification, the water table, levels and how much retaining is required routinely move a number more than the pool size or the material selection does. We price from a site inspection rather than a per-square-metre rate, because rates on this kind of work are usually wrong by the time excavation starts.
Are you landscapers or builders?
Builders. We hold QBCC 15282728 and deliver pools, structures, engineered retaining, drainage and hard landscaping as licensed construction, with planting and irrigation as part of the same contract. That is a different scope to a landscaping and maintenance crew, and it is the reason we can take responsibility for the whole outdoor environment rather than one layer of it.
Do you work with architects and designers?
Regularly, and the earlier the better. Reviewing drawings before they are locked is where buildability and cost problems are cheap to fix. Once documentation is final, our ability to influence the number drops considerably.
Do you only take on large projects?
No, but we do take on complete ones. A compact courtyard designed and built properly is a good fit. Supplying one element of a project somebody else is coordinating generally is not, because the outcome depends on decisions we would not control.
