Much of Maroochydore is low-lying river plain: flat, sandy and close to the water table. Flat ground means surface water has no natural fall to follow, so falls have to be constructed deliberately across every paved and turfed area. Get it wrong and you get standing water on the paving, soft lawn that never fully dries, and garden beds that hold water against the house.
A high water table changes pool construction as well. Excavating into groundwater requires dewatering during the build, and an empty concrete pool shell in saturated ground is subject to uplift, which is what hydrostatic relief valves exist to manage. These are solvable engineering questions, but they are cost items that need to be identified before a number is committed to, not discovered at excavation.
Properties near the Maroochy River and through the older canal estates sit within flood overlays. That does not prevent building, but it does affect what can be built, at what level, and what documentation the approval requires. We confirm the overlays on your specific lot before pricing.
Sandy soil drains freely, which sounds like a solution and is partly a problem. It sheds water fast and holds very little nutrient or moisture in the root zone, so planting palettes and irrigation have to be chosen for that rather than fought against with constant feeding.

Why does water sit on my Maroochydore lawn and paving?
Almost always because there is nowhere for it to fall to. On flat river-plain ground, falls have to be built rather than inherited, and if the paving was laid level or the lawn was graded toward the house, the water stays. The fix is regrading and a subsoil system with a real outlet, not more topsoil.
Can you build a concrete pool where the water table is high?
