Landscaping in Mooloolaba is an exercise in making a small, valuable and salt-exposed block do more than it looks capable of.

We have built here more than once, including two projects where the yard had been treated as leftover space until it was redesigned as an outdoor room.

Building in Mooloolaba

Every square metre is committed

Beachside Mooloolaba lots are small and the land is expensive, which means there is no spare space to absorb a design that does not quite work. A pool, a level entertaining area, circulation, storage and some planting all have to coexist in a footprint that would be a side yard further inland. That is a planning problem, and it is why the levels and the layout get resolved before anything is priced.

Salt is the second constraint and it is unforgiving this close to the water. Fixings, balustrade hardware, lighting bodies, hinges, fasteners and pool furniture all corrode faster here, and standard-grade stainless in a marine environment is how a new build starts weeping rust down a wall inside two summers. Where exposure justifies marine-grade, we specify it. Where it does not, we say so rather than adding cost for its own sake.

Neighbours are close. On lots this size, what you can see from the outdoor area, and what can see into it, does more to determine whether the space gets used than the finish level does. Screening and privacy planting are structural decisions here, not decoration.

The canal estates through Mooloolaba and toward Kawana Waters add revetment walls and tidal water levels. Anything built behind an existing revetment wall needs that wall assessed first, because it was engineered for a specific load and a pool or fill behind it is a change to that load.

Is my Mooloolaba yard too small for a pool?

Usually not. Small sites more often fail on layout than on area: the pool gets placed first and the circulation, level change and entertaining space have to fit around it. Resolving the levels and the layout together is what makes a compact site work, and it is why we design before we price.

How much difference does salt exposure actually make?

A significant one, this close to the beach. Fixings, balustrade hardware, lighting bodies and fasteners are the first things to fail, and the cost of specifying correctly at build time is far lower than replacing corroded hardware set into finished stonework later.

Have you built in Mooloolaba before?

Can you build near a canal revetment wall?

Yes, once the existing wall has been assessed. A revetment wall was engineered for a particular load, and placing a pool, structure or fill behind it changes that load. We establish what it can carry, and what needs certifying, before pricing.
